Hiša Belakapa (hereinafter referred to as the Host) is managed by Sonja Prosen s.p., (Koseze 16, 6250 Ilirska Bistrica), who rents out the accommodation in accordance with its General Terms and Conditions.

Contract Conclusion
The contract is concluded when the Host receives a written booking order from the Guest. The Guest is deemed to have accepted the General Terms and Conditions in full.

Bookings
A confirmed booking is a commitment, a contract between the Host and the Guest, the terms of which must be respected by both. The rental unit includes:

• rental per night (unless otherwise agreed) of your chosen accommodation – house with terrace and garden;
• use of bed linen;
• use of towels;
• use of the equipped kitchen and other areas of the house;
• parking space in front of the house;
• free Wi-Fi;
• registration.

The Host is obliged to have the rooms booked ready and to provide the agreed services. The Guest agrees to pay the agreed price for the services used. Guests are not entitled to any additional services not promised or offered by the host.

Notice to guests before arrival
The Host will send a message to the email address or telephone number provided at least one day before arrival, reminding the guest of the valid reservation, informing them of the possible check-in time and contact method, and the way to enter the house.

Guest check-in/check-out

Check-in
You must present a valid form of identification (passport, ID card, driving licence, etc.) when checking in. Documents must be valid at the time of arrival and departure. Every person staying in the house must have a valid ID. If the person is under the legal age of majority, the person responsible for him/her must take care of this.

Overnight stays by persons not registered are prohibited.

The booked accommodation unit is available between 4:00 pm and 8:00 pm on the day of arrival.

Guests can check in early or late by prior arrangement.

Check-out
On the day of departure, Guests must leave the house by 11:00 am, hand in the key and pay any outstanding charges (e.g. tourist tax, etc.).

If a Guest overstays his/her departure time, the Host may charge an extra fee. Late check-out can be arranged by prior arrangement.

Parking
A limited number of parking spaces are available for Guests. Parking is included in the rental price. Guests are responsible for their own cars, motorbikes and other means of transport, and for the items they leave in them. We are not liable for loss or damage.

Extra bed and children
The maximum number of persons in the house is equal to the number of beds (6+2). There are no special surcharges or discounts for children. A baby crib is available by special arrangement.

Peace and silence
It must be quiet in the house between 10:00 pm and 7:00 am.

Cleanliness and tidiness of the accommodation unit
Guests are responsible for the cleanliness and tidiness of their accommodation unit. Final cleaning is included in the room rate. Extra cleaning can be arranged and may incur an extra charge.

Bed linen and towels are changed at the Guest's request during the course of one reservation. We ask Guests to be eco-friendly, as we are working together to protect nature by reducing water and cleaning products.

Smoking
Smoking and vaping are not allowed in any part of the house. This is only allowed on the terrace or outside areas, but the extinguished waste must be cleaned up and disposed of in the outside bins. In the event of a breach, we have the right to charge an additional amount to cover the costs of cleaning, refreshing and airing the room. In addition to the above amount, any damages will be charged and the host has the right to prematurely evict the guest. In the event of an emergency call by the fire brigade due to smoking, the guest is liable for all costs incurred.

Pets
Pets are allowed in the house by special arrangement and at an extra cost.

Limitation of liability and damage suffered
Registered guests are materially responsible for any missing or damaged equipment in the rooms where they are staying, as well as in any other interior or exterior parts of Hiša Belakapa. Material liability applies to registered guests, their escorts and visitors.

Guests must ensure that the main door of the house is securely closed. The Host is not responsible for any loss or theft of personal property left on our premises. The house is equipped with a safe to protect personal belongings.

In the event of a breach of the house rules or damage, the Host reserves the right to take measures such as a ban, removal of the Guest from the house and restitution of damages.

Payment and cancellation terms
Each reservation is only confirmed once a prepayment of 30% of the total amount has been made.

The minimum stay is 2 nights, unless otherwise agreed in writing.

Payment and cancellation terms:

• free cancellation up to 30 days prior to arrival;
• if the booking is made less than 30 days before arrival, we will refund the full amount if the cancellation is made within 48 hours of booking and at least 14 days before arrival. After that, the guest will receive a 50% refund for cancellations up to 7 days before arrival. After that, there is no refund.
• in case of no-show, the full amount of the reservation (100%) will be charged;
• early departure is subject to payment of the full amount of the reservation (100%).

Right of the Host to cancel the reservation
The Host has the right to cancel the reservation if the amount is not paid within the agreed time limit. The Host may exceptionally withdraw from the contract for a valid reason (e.g. force majeure or other circumstances (emergency, urgent closure of the accommodation) for which the Host is not responsible or due to misleading or incorrect material information provided by the Guest) or in the event of inappropriate behaviour on the part of the prospective Guest. The payment or non-payment of emergency termination depends on the agreements and laws at the time of the force majeure.

The means of payment are:

• cash;
• transfer to the host's transaction account (Banka Intesa Sanpaolo d.d., IBAN SI56 10100-0059688363, SWIFT/BIC: BAKOSI2X).

All prices quoted on this site are in euros (EUR) and include value added tax (VAT), unless otherwise explicitly stated. The tourist tax is an additional charge based on the actual number of persons and nights stayed and is not included in the room rate.

Any additional charges incurred during the stay must be paid on the day of check-out. All outstanding charges must be paid in full at the time of cancellation.

Final Terms
These General Terms and Conditions are subject to Slovenian law. In the event of a dispute between the parties, the Court of First Instance in Koper shall have jurisdiction over all disputes.
